Already with a high-street agent? No Problem
If you are already with an estate agent you can still market your property with us. But you will need to check your contract carefully to see whether you are liable for the estate agents fees. There are four main types of contract as follows:
Sole Agency (most common)
This means that your estate agent is the only agent with the right to sell your house. However there is nothing to stop you using our Private Sales package (or Private + Multilist) to find yourself a buyer. In this case you should not have to pay the agents fee.
Multi Agency
This means that you can choose several estate agents to market your property. You normally will only have to pay commission to the one who sells your property, but check the small print.
Sole Selling
This means that your estate agent is the only one with the right to sell your property. You can still advertise privately but if you find a buyer you will still have to pay the agents fee.
Ready, willing and able purchaser'
This is where if the estate agent finds you a purchaser and you later withdraw from the sale you will still have to pay the agents fee.
It is advisable to talk to your estate agent before signing up so that there is no dispute over fees when you agree a sale privately.
If you have not signed up with your estate agent yet then check your agents contract thoroughly before you sign it. Change anything in the printed terms that you are not happy with. You do not have to accept the 'standard' terms provided by the agent.
Finally add a clause to your agency contract confirming that no agency commission is due on a private sale and get your agent to agree this before signing up to them.
